The turnkey cost to build a backyard home ranges from $125,000 to $300,000.

If you aren’t writing a check, there are two main financing options.

We will finance it.

For a $15,000 fee, we will carry the construction financing on the build attaching a second lien to your property. You will need to go through our application and underwriting process to qualify. You will also need to arrange permanent financing in the form of a new first mortgage or a second mortgage for when construction is complete. Our note will carry through to the end of construction plus 1 month.

Your Lender

We will work with your lender if you have a construction loan in place to fund the build or can help you find a lender who can fund a 2nd lien for an ADU. It is possible to finance 100% of the build cost provided you have equity in your main home greater than 25%.
