We strive to deliver our builds for the estimated price. However, we rely on several factors to do so which is why your least expensive option will be a cost plus contract.

1) Access to utilities. If we need to cut through the street to get utilities, we will know that before beginning and will price that separately.

2) Clear building space. We can eradicate trees as part of the process but will need to bill separately. However, if you have a large, protected tree in the middle of the lot, this will present a problem that we will need to work through together.

3) Level lot. If the lot is unusual and requires land shaping or cut and fill work, this will be priced separately.

4) No structures. If we need to remove a house or other structure, we will need to price this separately.

5) If the driveway needs to be demoed or repoured, that is extra.
